The Tenant is normally responsible for the following unless you negotiate otherwise:

Electricity

Gas/heating oil

Water

Council tax

T.V. license

Landline and call charges

Contents insurance (To cover their own possessions)

The Landlord is normally responsible for the following:

 Mortgage payments

Buildings insurance.

Contents insurance – to cover their own possessions

Any maintenance or leasehold costs

All bills up to the point your new tenant takes up occupation
